Home Inspection, What is it?

The  scope of the inspection and report is a limited visual inspection of the readily accessible general systems and components of the home.  This inspection is to identify any system or component listed in the report which may be in need of immediate major repair.  The inspection is performed in compliance with the North Carolina standards of practice.

Inspection includes:

Structural System
Exterior
Roof System
Plumbing System
Electrical System
Heating and Air Conditioning System
Interior
Insulation and Ventilation
Fireplaces and Solid Fuel Burning Appliances


Optional inspections include:
Radon
Well or water testing

Permit history review

The Following are outside the scope of the inspection; however some of the items may be included in the inspection for additional fees:        
Building code or zoning ordinance violations        
Geology stability or soils conditions        
Engineering analysis        
Termites and pests        
Asbestos, mold, fungi, radon, etc.        
Building value        
Pools, Spas, Saunas, and Steam Baths        
Private water or sewage systems        
Radio-controlled devices        
Water Softener Systems        
Furnace heat exchangers, freestanding appliances, security alarms, low-voltage signal systems (phone and cable television) or personal property       
Prediction of life expectancy of any item, future conditions or operating cost        
Building permits and identification of modifications/additions        
Inside of any piping including underground storage tanks        
Advisability of purchase of the property
